* Bylaw 3474: For those people who have not yet grasped how they are affected, this bylaw states, in Part 2 2.0 Rural Zone A, that subdivision of parcels less than 9.88 acres, even for a family subdivision under section 946 of the Local Government Act, will no longer be permitted; also the minimum size for strata lots is now 9.88 acres instead of 2.5 acres. i.e. no more 4 on 10s. Four dwellings are still permitted on 10 acres but without strata title it will be much more difficult to sell them.

Part 2B creates a new Rural Zone - B and Part 2B.02 states that the minimum parcel size for subdivision purposes, including family subdivisions and strata lots, will be 296.5 hectares.

This effectively prohibits subdivision of ANY property within the affected portion of the electoral area which is smaller than 2 x 296.5 acres, as any properties large enough to subdivide into two 10 acre parcels are now zoned Rural B. The Regional Director has stated that people may still apply to subdivide, but this would obviously require rezoning approval and unless properties are adjacent to settlement containment boundaries as outlined in the OCP's, there are no other appropriate zones to which applicants could be rezoned.
